The case for one contractor

The seams between subs are where schedules die.

On a typical development, earthwork, utilities, and concrete are three contracts and three schedules. Every handoff is a demobilization, a new mobilization, and an argument about whose grade was wrong.

J & J holds an E-100 General Engineering and a B-100 General Building license and self-performs across every phase. One contract, one schedule, one warranty, and one party responsible when something under the ground has to be uncovered.

That control is what keeps commercial builds, multi-family projects, and full land developments on the calendar they were underwritten against.

Six phases. One crew.

This is the order every development runs in, and the order most projects lose time in. We hold all six.

  1. 01

    Clear

    Grubbing, tree removal, and demolition of what is already there.

  2. 02

    Cut

    Mass excavation and cut/fill balance to the engineered elevation.

  3. 03

    Wet

    Culinary water, secondary, and sanitary sewer with tie-ins and testing.

  4. 04

    Dry

    Power, gas, and fiber conduit trenched and vaulted.

  5. 05

    Storm

    Storm mains, catch basins, and detention built to the drainage report.

  6. 06

    Grade

    Finish grade, compaction, and certified pads for the vertical trades.
